PRIVATE PARTY SPECIAL - Desktop Appraisal $275
A desktop appraisal is a real appraisal that can be used for estate purposes, retrospective date of death, investor buy fix flip transactions,
cash buyers. Easy Paypal credit card payment.

The General purpose appraisal form or a Fannie Mae Quantitative appraisal report which allows for adjustments on comparables can be chosen based on your preference. I will ask you about 15 questions about amenities and features.  You may choose to send photographs that you wish me to use in the report.



PRIVATE PARTY SPECIAL - FULL APPRAISAL - $375
On site inspection, sketch, you may choose the General Purpose appraisal form or a Fannie Mae 1004 form that lenders use for your report
Fee increase, Add $100 for Converted garage, guest house homes,
Tenant in Common condos, Over $1,5000,000 value,
For large sq ft sketched homes over 3000sf add $100 or omit the sketch for no additional fee. Personal checks, credit card or cash accepted


All appraisal requests will receive an email confirmation upon receipt. You will receive a Second email upon scheduling letting you know when I will begin working on your report or the date scheduled.  Hillside Appraisal requests are inspected fast, usually within 24-48 hours, your email PDF delivery of the report delivered usually 24 hrs after inspection.  You'll like the superior service!

Since 2002, Sonja Troncoso has owned Hillside Appraisal, and is a Certified Residential Appraiser, covering Los Angeles and Orange County, and partners in the Bay area covering Santa Clara and San Mateo Counties. 3 Certified Residential Appraisers coverage in California.  The Los Angeles branch alone completes approximately 250 appraisals per year and are experienced with complex assignments such as view homes, converted garage, guest house homes and more.  We do date of death retrospective appraisals for private parties and are approved with at least 50 lenders and AMCs.
